Duetto Business Park – Scope Design

A property concept that could guide both the shared spaces and future tenant fit-outs

The brief went beyond refurbishing a reception area. Duetto needed a clearer identity that could support leasing, marketing and the experience of the property as a whole.

Scope developed a nature-led concept drawing on the garden character of Käpylä. That concept became the basis for the lobby and entrance areas, future tenant alteration projects and marketing materials.

The lobby itself was renewed with relatively contained construction work. Much of the change came through new fixed and loose furniture, planting, lighting and a more effective layout rather than extensive rebuilding.

“Scope has a strong ability to translate a renewed property brand and concept into an interior that is both visually distinctive and functional. Together we also created a design guide for tenant alterations. These changes supported a significant improvement in leasing and other indicators that affect property value.”

A stronger tenant experience without an unnecessarily heavy refurbishment

The new layout improved both visitor and service circulation and created clearer zones for movement and staying. Bespoke furniture — including the reception desk and a combined seating-and-planting element running between the lobby columns — became central parts of the identity.

According to the original project case, the commercial targets were reached within a year and little vacant space remained. New tenants cited Duetto’s identity, shared spaces and services among the reasons for choosing the property.

Duetto was sold to Revcap Advisors Ltd in February 2022 following the development project. The client also reported a strong improvement in leasing and other metrics influencing the property’s value.
